A Pile of Wood

We went by the house this past weekend and right now it doesn't look much different than last time, but everything done was very important.

This past week they water proofed the foundation. Pretty boring to look at but very very important. They also filled in our porch and our basement floor with concrete. This also means we passed our first two county inspections on schedule! Woo!
The most exciting thing we saw at our homesite was the giant pile of wood! Wood = Framing. This is when it starts to get exciting and look like a house! So pumped!

We also creeped in some of our neighbors yards that are mostly done. We noticed that they give us a lot of trees (unless our neighbors paid for some hefty lanscaping package). It's awesome that we get some trees, but the placement of the trees? That's a different story. They're planted in a perfectly straight line, all about 4 ft apart. It just looks unnatural to me. I know some people like lanscaping like that, but for me, I like trees to look like they naturally popped up where they are, AKA I like when nature looks natural. Hopefully, he'll let us choose where to put our trees because if not, I'll just be digging them up and moving them right after we move in.

The model in our community will also be done next week. I'm pretty curious to see what it looks like all finished so that will be cool. The sod at the model home is already dying though .. this scares me. Sod scares me. I'll probably be researching "how to keep sod alive" for hours, like a crazy person, closer to closing. If anyone has dealt with sod and has any tips I would love to hear from you! No one I know has ever had sod. All we heard is that it has to be watered non-stop, but also not too much or it will die. lol!

Our PM told us earlier last week that he would be off on Friday so we didn't get a call from him last week. I'm guessing he should be calling today on updates/schedules. My boyfriend will also be making his argument for pendant lighting or their need to commit to using Trex decking since that is what we have in writing. I'm hoping they're willing to just throw in some pendant lighting (I highly doubt they would pick using/paying for Trex, a brand name, before they would throw in some lights), but who knows. Most companies would do it no problem for customer service reasons, but Ryan Homes? Not always that easy to convince. I don't really understand their resistance to this type of customer service. If they had just said "We quoted you the wrong brand, and we really appologize. Can we throw in some extra outlets or lights to make up for our mistake?" we would be much happier and much more likely to recommend them as a builder to people we know. I guess they do fine without that word of mouth marketing, so it's not that important to them. As someone who works in marketing I find this odd, but whatever.

PAINTING

Quick question for everyone: Is anyone considering painting before their 10/12 month inspection? I know they recommend waiting a year until you paint because there will definitely be nail pops and repairs made to the wall over the first year. We were talking to family this weekend and they were just saying how much easier it is to paint before you have a bunch of stuff in the way and you're unpacked, so we were thinking maybe we should paint now and then just touch up the areas that are repaired? What are you guys planning to do?

  1. First, (as you probably know) I am super excited about all of this. I have to live through you all for the time being...but I am really enjoying everything! That would be great to have the deck and the lights! #winning I will have my fingers crossed for that update! I have read some blogs where builders made a mistake, but because the owners had it in writing, everyone was happy in the end. Now they may not have agreed to what was in black and white, but they would throw in some outlets or upgrades to ease the pain!
    As far as painting (whenever that happens), we plan on painting early on before the 10/12 month inspection. I know some will not agree, but I think it would be so much easier to do at the early time frame. Now of course, I have it in my mind that this decision may come back and bite me in the butt (big time), but it is a risk that I'm willing to live with! LOL

  2. That's what I've heard! We have a friend who built with Ryan Homes and they made a couple of mistakes during the process but threw in a couple of free things (double vanity for example) so they could call it even. I'm hoping they do this with us. My main argument is that Trex decking is worth more than the deck we're getting so to me it makes sense to cover that difference with other stuff (and let's be honest .. it doesn't cost them really anything to put in some extra lights or outlets). We'll see though. When my boyfriend told him he wasn't happy about this they gave him the run around about how the deck we're getting is still really good, blah blah.

    Haha! We keep going back and forth with painting! I cant WAIT to paint because it really makes a difference but I also don't want to have to repaint everything because I can't make the touch up spots blend with the rest of the wall lol! We'll probably decide a couple of days before settlement.

    I hope they get moving on your home soon! Hopefully they'll sell the rest of the homes in your row ASAP! There are townhomes being built in our community too in rows of 4. The two outsite units were sold around the time we bought our house and they STILL haven't sold the two in the middle! I'm sure those owners are going crazy waiting!

  3. YAY for the bones! ;) I definitely understand what you mean about lining trees up and calling landscaping. At least spread it out because it does need to natural in appearance. It's a simple fix. I hope they let you do it. I hope they work something out in your favor. If you have it in writing, they need to compensate you some way or another! I'm planning on paining during the initial move. I think it looks a lot better and more homey than not. Plus.. it's already done and then you don't need to worry about doing it down the road because we all know other projects pop up and we get lazy! :) And then hopefully, only minor touch ups will be necessary. That's my thinking.. it may be more difficult be it will be a lesson learned. ;)

    1. I know! An real architectural lanscaper would be disgusted by the way they plant the trees! Everything is perfectly spaced and symmetrical. It looks so weird.
      I keep going back and forth about the painting! I definitely think it makes homes feel way more homey, but I also don't want to paint again if I can't make things blend lol!

  4. Hi! Congrats on pre-framing! It will fly by! I think all the trees in our development look ridiculous! All perfectly spaced out, in the same spots.... It's like driving into a scary Stepford development. A handful of people have done some major stuff to their yard but not many. We are still waiting on our trees (I'm really not holding my breath they will ever show up!) but when they do, if they don't put them where I want em- I will be moving those suckers too! As far as painting- I didn't think I would be able to hold out the full year, BUT.... Now I'm glad we are. Lots of nail pops! Getting some settlement cracks too. If I were to paint- wait, let me correct myself, if I were to hire someone to paint before this 1 year mark, I would totally have to rehire them to fix the bazillion dry wall repairs that will be required! If you are good at painting and can blend well after, go for it, but if not, I recommend waiting. Hope this helps!

    1. Thanks Chrissie! You're spot on with your description of the trees! Ridiculous and Stepford Wife-esque. That's so weird that they didn't give you trees! Was it because you settled during color months maybe?
      That definitely helps! We heard the same from a friend of ours who has a Ryan Home. They're waiting too because they've seen plenty of nail pops already. We'll see .. I still haven't fully decided on what to do! haha!

  5. I want to paint fast, but my husband wants to wait. I can't say I blame him though when I see some of the nail pops. It's insane! Luckily they paint the homes in our subdivision are painted an off white, so I'm going to try to hold out! Ha ha ha!

    1. Haha, I would love to paint right away but I also don't want to have to paint again if there are a ton of wall repairs and I can't successfully blend in the touch up spots! lol! I think the paint they give us is also an off white. I think we're leaning towards waiting the year but it will be tough!

  6. I'd say if you are going to be using flat paint, you should be able to blend the many touch-ups you'll have to make as the house settles. Any other finish though, and I think you'll have to paint entire walls to blend the touch-up.

    Just as a reference, we had as many as 40 nail pops in at least 3 rooms, and at least 6 in every room. Our drywall repair took a full 2 days.

  7. My wife wants to paint as soon as we get in, she can't stand white walls. She asked our SR about it and she said about 50% of people paint right away, and just save extra paint to take care of any nail pops.

    Hope they start your framing soon, can't wait for an update.

    1. Yea .. I hate white walls too. I think I may be able to live with them for a year though. We'll see.

      I'm hoping they started framing on Monday and then continued today. Hopefully your home started being framed today as well!
